Responsibilities
1. Snagging & Defects Resolution (Jade Tower)
Daily coordination with contractors/subcontractors to close pending snagging items
On-site supervision of repairs and quality checks
Prioritization and tracking of resolution timelines
Weekly meetings with contractors; drafting minutes and internal reports
Coordination with property managers and owners’ committees
2. Construction Tender Processes (360 by Cordia and others)
Preparation and issuance of full tender documentation (BOQs, drawings, specifications, schedules)
Managing technical clarifications with architects and engineers
Preparing tender comparatives (technical + economic)
Analyzing deviations vs target budget
Preparing award recommendation reports for Investment Committees
Supporting contract annexes and execution schedules
3. Cost Estimation for New Land (Business Plans)
Preliminary hard cost estimations using Cordia benchmarks
Estimation of soft costs (architectural fees, engineering, licenses, taxes, surveys, etc.)
Preparing cost benchmarks from reference projects
Identifying basic technical risks
Preparing technical documentation for Acquisition and Investment Committees
4. Technical Follow-up of Ongoing Projects
Reviewing architectural/engineering designs for compliance
Monitoring urban planning milestones and license progress
Updating project schedules and risk registers
Coordinating documentation required by banks for project finance
5. Documentation Control & Reporting
Structuring technical documentation in corporate format
Preparing bi-weekly and monthly progress reports (KPIs, cost status)
Drafting meeting minutes for technical meetings
Tracking consultants’ contracts, invoices, and certificationsus
Experience/Skills
- 5 years in a construction-related environment:
- Developer (technical department or project team)
- Contractor (site engineer, production engineer, or technical office)
- Project management firm (PM/PCM roles)
- Proven experience in:
- Site supervision and subcontractor coordination
- Managing snagging and handover processes
- Preparing tender packages and comparing offers
- Cost estimation, measurement review, and basic budgeting
Solid understanding of:
- Spanish building regulations (CTE), PGOU requirements, urbanisation processes, and licensing procedures
- International experience or English-speaking environments is a strong plus
Education
- Degree in Building Engineering, Technical Architecture, Civil Engineering, or Construction Management.
Additional training
- Project Management methodologies (PMI, Prince2)
- BIM fundamentals (increasingly required by international developers)
- Site management
- Cost control and budgeting
